Leo

As Leo Sutherland crossed the t in his signature on the final page, an immense sense of excitement coursed through him—a hot, tingly feeling in his veins, like he just knocked back three fingers of scotch. His business partners, Jonathan, Mason, and Aiden, already signed next to the flags marking their lines. After all the years of scheming and planning, it was finally happening.

“Congratulations. You gentlemen officially own the old Vetterman mansion.” Blake, the real estate lawyer, tried to sound cheerful, but he clearly didn’t want to work on Christmas Eve. He mentioned the holiday party he was missing no fewer than five times as they worked their way through all the paperwork.

Leo sat closest to the impatient lawyer, so the keys passed to him first. He looked down at the large metal ring holding at least a dozen keys of different shapes and sizes, almost afraid to believe they were in his hand. It felt too good to be true.

As he passed the ring over to Jonathan, the lawyer said, “Stay as long as you like. My receptionist will lock up behind you.” Apparently her holiday plans didn’t matter. What a dick. Blake shook everyone’s hand as quickly as he could, then scurried from the room, straightening his ugly sweater as he went.

“How do you feel, Lee?” Sophie asked, surprising him with one of her exceedingly rare smiles. His heart skipped a beat at the sight. Fucking hell, when was the last time she looked at him like that?

Whether in a conference room or a bedroom, she approached all aspects of her life with a single-minded, steely devotion, giving everything until she achieved the desired result. It had made them a mismatch for anything long-term in the dating department—even if their relationship limped along through their college years. In truth though, they were only really together one summer, right after high school.

Leo tried to bare his soul to her that summer. But her submission always remained cold, calculated . . . detached.

That attitude made her an absolute fucking shark of a Realtor, though. Leo called her first when he and his partners were ready to bring their kinky idea to life. It helped that she was in the lifestyle herself. It kept them from having to answer awkward questions about why four single twenty-nine-year-old men wanted to buy a dilapidated mansion in the middle of nowhere.

At least he assumed she remained active in the lifestyle. Aside from the occasional charity function their respective parents guilted them into attending, they’d hardly interacted for years.

An image flashed through his mind of Sophie draped over a desk while some Wall Street prick spanked her, making Leo’s hands curl into fists. Rage flared through him, heating his blood. How dare anyone else touch what was his?

With a deep breath, he forced his fingers to unfurl. Sophie didn’t belong to him anymore—not for years—and she could scene with any Dom she damn well pleased. He needed to focus on the conversation and stop this stupid shit before it got out of hand.

Reining in his overactive imagination, he sounded completely calm when he answered her question. “I feel like all the work I’ve done the last seven years is finally starting to pay off. I appreciate everything you’ve done to make this possible.” He leaned closer to whisper the next part into her ear. “And if you call me Lee again, I’m going to take you over my knee.”

Okay, where the fuck did that come from? She knew he hated his childhood nickname, and clearly said it to ruffle his feathers, but still. So much for keeping things from getting out of hand.

When he pulled away, something burned in her brown eyes, and her smile turned savage. “Promises, promises.”
